Showings & Applications are on a first come basis. We cannot “hold” a property for you whether for showing, application, or lease term to begin.
Should you choose to lease a property you’ll need to plan for:

Payment of Security Deposit & signing of the lease within 1 business day of application approval.

Provide proof of transfer of utilities & 1st full month’s rent, with a lease start dated to begin within 2 weeks of approval of the application.

Several of our properties lease for 14 months, but not all are available for longer than a 12 month lease. 14 month leases are posted with the property for lease at that time.
Many of our properties don’t allow pets. The owner has final approval of the type and size of pet(s). A good rule of thumb is a pet not larger than 40 lb.’s, and not more that 2 pets. There is a pet fee per pet for properties that approve your pet.
We welcome service animals! The rules for acceptance of a service animal per the HUD Guidelines are:

Proof in the form of veterinarian letter of SA being neutered/spayed.

Current up to date rabies and vaccination records from the veterinarian.

ESA letter that is verifiable and includes the legally required date range and information.

A “clean” rent record such as no noise such as barking or biting complaints, and no damage to property attributed to service animal.

Application – Lease Process
All applications are submitted to a professional screening company for verification.
Applications are only sent upon request after receiving acknowledgement that all parties have read and understand the qualifying standards.
Qualifying Standards we follow includes, but may not be limited to:
Acceptable Credit History
Ability to afford rent

Household rent to income not higher that 31% to 33%

Stable Employment History
Currently employed and working with provable income. We strongly prefer a minimum of 6 month current employment.
Offsetting positive factors for employment that will be considered include , but not limited to:

Prospective tenant changed companies and is currently working in the same field, such as nursing to nursing.

A verifiable signed employment contract that is for permanent employment.

Jobs NOT yet started

Upcoming pay increases

Temporary employment

Less than 90 days employment in the field of work

Self employment income that is not provable with tax returns

History of paying rent that is within 15% of the new rent rate.

Offsetting factor may be: Significant increase in verifiable income over the past 6 months or longer.

Satisfactory credit history.

Overall Credit rating “NUMBER” isn’t the most important factor and we don’t receive that “number” from screening companies. What is high priority is a breakdown of how many times paid late in the past two years, along with any charge offs, deferred payments, outstanding debts, and/or defaults.

We do not change anything about the application, including the fee. It’s your choice of course to make application, or not. We maintain a standard that is equal for everyone, and that starts with the application.

All applications are handled via email, and must be faxed with a ” wet signature” to be accepted by verification companies. We do not meet in person to process an application.

One application at a time is processed. In other words, if several applications come in on the same day we will process the first received before proceeding to the next.

We do not discuss the application on the phone, as is required, the process is handled in writing via email.

Once we receive your fully completed application we process the application fee (non refundable), and fax said application to the verification company that day, keeping thereafter the application in a locked file cabinet.

A report back to us is nearly always received within 3 business days.

Verification and/or screening companies do not process applications on Holidays, or weekends. Their turnaround time is 3 business days.

If your application is accepted:

Regardless of the date your move in the first month’s rent is due in full upon leasing. The pro rated lease amount is applied to the following month of occupancy.

All security deposits, pet fees, and rents are due upon signing of the lease are required to be in the form or cashier’s checks, money orders, or certified funds, along with proof of transfer of utilities prior to taking occupancy.

After your first month of occupancy you can thereafter pay rent on portal, or by check. If you choose the portal know that the initial set up takes approximately 10 days.

All rents are due in full no later than 5:00 pm CST on the 1st of any month regardless of form of payment, Holidays and Weekends are not excluded.

Rents paid in full and received in house, in hand by HPM no later than 5:00pm CST are considered paid on time.

After 5:00 pm CST on the 1st a $100 penalty is applied to rent.

If you plan to pay your rent on the 2nd for example, it’s $100.00 more.

LATE FEES: After the 5th of the month LATE FEES: There is a 10% late charge for rent not paid by the 5th. It is a late fee charged on the total rent, including the $100 penalty, and is charged after the 5th og the month ~ Holidays and weekends are not excluded.
Question often asked is, if your envelope is postmarked, or on portal you submit payment after 5:00 pm CST on the 1st “does that count as being on time”? No. We “close out” rent at 5:00 pm CST on the 1st of every month, and apply the $100 penalty thereafter. Yes, we are very strict about rents being paid on time.

Rent rates that were shared with roommates are divided by the number of roommates on the lease, with your portion being attributed to you.

Rent history reference must be from a source not related to applicant. Screening companies do not recognize rental history from a relative, ex spouse, or current spouse.
